Reading a cost per square foot

National ranges are a starting point, not a budget. Soft costs such as design, permits and financing typically add 15% to 30% on top of hard construction cost, and regional differences can move numbers up or down 25% to 50%. Twin Cities costs rose faster than the other markets tracked in the Q3 2026 Mortenson index. We give you a local estimate built from current subcontractor pricing during preconstruction.

National ranges: Terrapin Construction Group cost guide, September 2026.

Work we do not take on

  • Single-family and one- to four-unit residential projects
  • Data centers and utility-scale power work
  • Heavy civil work: roads, bridges, underground utilities
